The Senior Construction Manager acts as a key leader during the design and construction process of Luxury Condominiums including overall planning, management, coordination, and control of a project through completion.  The Senior Construction Manager role is aimed at meeting the project’s requirements to produce a functionally and financially viable project.  Overseeing all phases of the budget, estimating, pre-construction, preliminary design development, preparation of construction documents and specifications, project planning, scheduling, budget control, and quality assurance. Also plays an active role in contract negotiations with General Contractors and vendors.

 

Construction Manager’s Role & Responsibilities:

·         The Senior Construction Manager is expected to spend ~ 100% of their time in the construction field office overseeing the general contractor field operations.

·         Assist with the coordination and tracking of all required permitting and regulatory approvals to ensure timely commencement of work.

·         Review construction documents for completeness, constructability, and potential conflicts/discrepancies.

·         Assist with pricing and bidding efforts.

·         Identify cost saving opportunities during all phases of the project.

·         Coordinate and prepare construction agreement exhibits.

·         Review the prime contract and enforce compliance.

·         Assist with coordinating scope, pricing and contracting with specialty consultants/testing firms.

·         Provide day to day oversight of all construction activities from commencement through closeout.

·         Represent Owner at all construction meetings.

·         Analyze and monitor construction schedule and daily construction activities; identify areas of potential delays or concerns in contractor’s schedule or progress of the work.

·         Ensure contractor is complying with applicable safety standards.

·         Prepare daily, weekly, and monthly construction reports.

·         Manage project documents and correspondence in the company’s shared drive.

·         Review, analyze, and negotiate proposed change orders.

·         Review and monitor contractor’s quality assurance / quality control program.

·         Manage all Owner provided scopes of work.

·         Assist with managing, coordinating, and procuring Owner FF&E.

·         Review, track and monitor timely submittals, shop drawings and processing of plan revisions, submittals, and permitting.

·         Coordination and scheduling of utility companies to ensure timely service to project (power, water, sewer, gas, telephone, internet, etc.).

·         Timely coordination and procurement of interior design plans and furniture; ensure interior design drawings are coordinated with construction documents.

·         Ensure timely and adequate responses to contractor requests for information.

·         Ensure timely submittal and review of all contractor shop drawings and product data;

·         Ensure timely submittal, review, and processing of contractor’s applications for payment.

·         Coordination and timely procurement and reconciliation of contract allowances & alternates.

·         Manage the timely procurement of Owner provided services (i.e., electrical meters, telephone, internet, fire alarm monitoring, elevator maintenance, etc.).

·         Assist with preparing scopes and negotiating contracts for access control, A/V, WiFi, security, structured cabling, etc.

·         Manage the timely completion of contractor punch out and turnover of units.

·         Manage the timely assembly of all project close-out documents, as-built documents, warranties, certificates of completion, certificates of occupancy and other documents necessary to operate the project.

·         Aid the development team as required to ensure project goals are achieved.

 

Required Education:

·         Bachelor’s degree in engineering, construction management, Civil Engineering or Architecture.

·         Proficiency in Microsoft Office (Excel, Word, and Outlook) and Adobe Acrobat or Bluebeam.

·         Knowledge and ability to perform “Take-offs” & Estimates with On-Screen Take-off or Bluebeam Software.

·         Mastery of Procore or other Project Management Software.

·         Proficient in MS Projects or Primavera P6 Scheduling Software.

 

Required Experience:

·          Minimum of three (3) years of work experience as project manager overseeing Condominium projects.

·         Minimum of five (7) years as of work experience in the construction industry.

·         Strong Excel skills; experience with estimating software.

·         Self-starter and ability to stay on task.

·         Excellent organizational, interpersonal, verbal and written communication skills.
